After the successful sale of your property, the deposit registration in the land registry and the submission of the protocol showing the transfer of funds from the new owner to the custodian, the purchase price is paid into your bank account.
On 5th August 2016 the new law no. 254/2016 was passed, amending the statutory law of the Senate no. 340/2013 coll. on excise duty on the acquisition of immovable property. This amendment came into effect on 1st November 2016. Tax on acquisition of immovable property from this day onwards must always be paid by the buyer. If you choose a property from amongst those on offer by our company you get the possibility of preparing a tax return for a minimal fee. The tax return is checked by tax advisor Ing. Zdenek Krucek PhD. – head of the Presidium of property taxes and vocational colleges of the Chamber of Tax Advisors of the Czech Republic. After his approval we can hand over your tax return to the tax office whilst the tax will be paid from the lawyer’s escrow account.
In most cases an expert testimonial is no longer a mandatory annex to the tax return for the acquisition of property. Instead, you can fill in a form for establishing the benchmarks. Despite this, with an expert testimonial the tax procedure is quicker and the cost for drawing it up is deductable from the tax on the acquisition of immovable property.
