The 45 m2 ground floor of the house serves as a social space and offers a relatively spacious living room with a fireplace and a kitchen with a sitting area as well as a separate bathroom with a shower and toilet. On the first floor of the cottage there is a spacious bedroom divided into two parts.
For well-deserved rest and relaxation with family or friends you can use the balcony with outdoor furniture
and a garden view. There is a well-maintained garden around the house which provides enough space for growing fruits and vegetables, as well as flowers and herbs.
There is also an area prepared for the location of the swimming pool and an outdoor shed can be used to store less frequently needed items. There are 2 parking spaces behind the entrance gate to the property.
Technical parameters of the property: the cottage has its own well as well as a 4 m3 sump for waste water. The roof is metal, the house is heated by fireplaces and electric heaters, water is heated by an electric boiler.
The cottage stands on a leased plot. The lease agreement will be rewritten for the new owner with a rent price of 8,000 CZK/year for the land. The duration of the contract is 5 years with automatic extension of another 2 years.
The village of Krňany is located near Prague (Benešov district, Central Bohemian region) making it a lucrative location, less than 30 minutes drive from the capital. In the village, surrounded by serene nature, you will find a supermarket and a restaurant. Near Krňany are towns with complete civic amenities - Benešov, Sedlčany and Říčany.
